Home Inspection Sample Report
Other Home Inspectors typically don’t put their Sample Reports on their websites. But I'm very proud of my Home Inspection Reports and I openly show them on my website. This is so you can see how thorough my inspections are. A 1,200 square foot single family home will typically take 3 hours. Larger homes take longer. Please note that these Sample Reports are about 5 megs in size and may take some time to download and view. To help you choose a Home Inspector to inspection your Single Family Home I have put up 2 examples of my reports. The first Home Inspection Sample Report is a regular single family home that was built before 2010. This type of home will usually be found outside of Minneapolis in the Suburbs. And the second Home Inspection Sample Report is a report of a older home that that you will find in some parts of Minneapolis. It was build before 1910. These older homes typically take an hour or 2 longer to inspect. They sometimes have great character but every once in awhile have issues that take longer to inspect. And the basements are usually not finished because they where not designed to be a living space. And since they are so old many of them have had improvements that have been added over the years. Such as updated plumbing, electrical, heating systems or additions. Some of these homes have been neglected so there are some issues that might need extra attention. Minneapolis doesn’t have as many Townhouses as some other cities in the area but they are there is you look. Townhouses are more like a Single Family Home than a Condo because they all have roofs and separate entrances. But they also have common walls. Usually only 2 or 3 walls exposed the outside. But sometimes they only have 1 wall exposed to the outside. That is why I give you the option to do an interior inspection when the exterior is covered by the association fee. This particular Townhouse Inspection Sample Report is an interior inspection but you can also opt for a full inspection if you like. You save $75 if you choose an interior inspection. A townhouse can be a recent build or an older home that has been converted into a townhouse. There is a large number of Condominiums in Minneapolis and they need to be inspected for defects just like all other homes. But there are not a many items to inspect so I don’t charge as much. Some condos have their own furnaces and hot water heaters. But if they have common heat and hot water you can save an additional $25. Minneapolis will definitely get some snow in the winter. And this will change the way Home Inspectors do their inspections. After a snow fall many of the items normally inspected during the summer are covered up. That is why I have included a Winter Home Inspection Sample Report so you can see what to expect. Not only was this inspection done after a snow fall but it will also show you what a home inspection report will look like for a very large home. |
